The Land Conservancy uses a variety of flexible and creative conservation methods that meet the specific needs of the landowner. Many approaches offer income, estate, or property tax benefits that help make conservation and ownership affordable. Contact TLC today at (618) 566-4451 ext. 22 to find out how you can leave a legacy that shows your love of the land, and will be the most advantageous for you and your family. Land trust tools include:

Conservation Easements: The landowner enters into a perpetual legal agreement with The Land Conservancy that permanently restricts harmful uses and development of the property. The land stays in private ownership and use, and the land trust sees that the restrictions are carried out.

Donation of Property: The landowner gives property to The Land Conservancy by gift or will. A donation of property to the Land Conservancy allows the donor to deduct the value of the property from their federal income taxes as a charitable contribution.

Purchase or Bargain Sale: The Land Conservancy buys the property from the landowner. Sales for less than market value, called bargain sales, reduce the cost to the trust and offer tax benefits to the seller.

Life Estate: The landowner sells or donates the land, but retains the right to live on it throughout his or her lifetime.

If you're interested in any of the above options as methods for preserving your property or decreasing your tax load, please contact us at 618-566-4451 ext. 22 or mari.castello@swircd.org. The experienced staff at Southwestern Illinois Resource Conservation & Development can provide professional guidance in determining the most appropriate method for your individual needs. Please join The Land Conservancy in protecting our land for future generations.
